Mesa del Sol is partnering with Titan Development to prep thousands of residential lots on the western edge of the community.
In a joint news release Tuesday, the two businesses said the first lots will be delivered by mid-2024. The process will turn the untamed land west of current housing in Mesa del Sol into plots builders can build homes on.
“Both Titan and MDS Investments have much experience in master plan developments, which is why we are excited to see the long-term success this new relationship will bring,” Kurt Browning, partner at Titan Development, said in a statement.
Steve Chavez, managing partner at Mesa del Sol, told Albuquerque Business First the goal is to have between 500 to 1,000 lots prepared by the end of 2024. As for the total number, Chavez said, “it’s just going to continue to grow depending on the market.”
National homebuilders, including D.R. Horton, Abrazo Homes, Twilight Homes, Westway Homes and PulteGroup have already engaged with Titan to build housing once the lots are complete.
“They have positive feedback,” Chavez said of the homebuilders. “All of those builders are on the Mesa right now. They just need more lots.”
While no amenities in the expansion are final, Chavez said a Starbucks, convenience store, dry cleaners and taproom are all possibilities.
Mesa del Sol has made headlines in recent months after a string of high-profile deals landed two international companies in the community.
Singapore-based Maxeon Solar Technologies (NASDAQ: MAXN), a solar panel and solar cell manufacturer, announced in August it would make its first expansion into the United States in Mesa del Sol, promising 1,800 manufacturing jobs. The project will also bring an estimated 11,720 construction jobs and $314 million in economic impact.
Maxeon’s facility should be “operational” by 2025, according to an application by the company for city and state economic incentives.
Two months later, Star Scientific, an Gordon, Australian-based hydrogen research and development company, announced it planned to build a $100 million joint research and manufacturing campus in the community. The complex will employ around 200 people, according to the company.
Netflix (NASDAQ: NFLX) already has its Albuquerque Studios at Mesa del Sol and is in the process of expanding with new studio buildings and amenities.
