CARNM Education
Commercial Association of REALTORS® New Mexico (CARNM) offers high-quality educational seminars in order to accomplish the mission of enhancing professionalism, competency, and integrity of commercial REALTORS®.
Course cancellation policy: A full refund (less $25 processing fee) will only be issued only if CARNM receives written notice 48 hours prior to class date. Course transfers will be permitted for health reasons. Thank you for your understanding.
The NMREC requires CARNM to collect evaluations from each student, at the end of each course. This form evaluates adherence to course content, the effectiveness of the instructor, and other prescribed criteria. This form must be returned by each attendee to receive their certificate.

NAR Code of Ethics Requirement - Cycle 7 Due 12/31/2024
NAR Code of Ethics Course
The Code of Ethics is the foundation of the REALTOR® organization and provides the standards of practice and professionalism that customers expect and deserve. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within three-year cycles. A new three-year cycle (cycle 7) began 1/1/22. The deadline for this cycle is 12/31/24. Please note that this is a completely separate requirement than the ethics training required from the NMREC for licensing.
NAR currently offers two options, one of which is a free course that fulfills the NAR licensing requirement but is no longer offered for CE credit. If you would like to receive CE credit along with fulfilling the NAR requirement, you must complete the paid CE version.

Interest-based negotiation is a three-step process that brings discipline to your negotiation strategies. It involves identifying:
- What parties are involved in the negotiation, and what are they seeking?
- What can we do to get the other parties what they need, so that we can get what we want?
- What happens if there is no agreement?

Through an interactive case study format and role play, you will learn to:

- Develop strategies for identifying and addressing challenges in a principled, transparent manner

CCIM: CI 103: User Decision Analysis for Commercial Investment Real Estate

Linking a company’s enterprise-level goals with their real estate strategy is key to offering the right space solution. Whether an investor, operator, or a broker, it’s important to approach real estate problems from the perspective of the user/occupant. In CI 103, you’ll learn such advanced skills as how to perform a comparative lease analysis between competing assets, analyze a sale-leaseback to help a client generate capital from their owned real estate, and advise a client on a lease vs. purchase decision to facilitate an expansion.
Incorporating the CCIM Decision-Making Model and the CCIM Communications/Negotiations Model, CI 103 explores new concepts regarding user discount rate selection, such as using multiple rates for some occupancy decisions based on perception of risk related to the various occupancy cash flows.
ZEN & The Art of Commercial Property Management

Two-part course: APOD (Investment Analysis); Learn the tools and jargon used in doing a preliminary analysis (underwriting) of an investment property. By applying these tools, an individual will have a better understanding of the “numbers” that determine the value of a property and many variables that impact the process. LOI (Letter of Intent); Review the function and anatomy of the Letter of Intent and the process of arriving at a meeting of the minds with respect to leasing or purchasing real property.
