CARNM Education
Commercial Association of REALTORS® New Mexico (CARNM) offers high-quality educational seminars in order to accomplish the mission of enhancing professionalism, competency, and integrity of commercial REALTORS®.
Course cancellation policy: A full refund (less $25 processing fee) will only be issued only if CARNM receives written notice 48 hours prior to class date. Course transfers will be permitted for health reasons. Thank you for your understanding.
The NMREC requires CARNM to collect evaluations from each student, at the end of each course. This form evaluates adherence to course content, the effectiveness of the instructor, and other prescribed criteria. This form must be returned by each attendee to receive their certificate.

NAR Code of Ethics Requirement - Cycle 8 Due 12/31/2027
NAR Code of Ethics Course
The Code of Ethics is the foundation of the REALTOR® organization and provides the standards of practice and professionalism that customers expect and deserve. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within three-year cycles. A new three-year cycle (cycle 7) began 1/1/25. The deadline for this cycle is 12/31/27. Please note that this is a completely separate requirement than the ethics training required from the NMREC for licensing.
NAR currently offers two options, one of which is a free course that fulfills the NAR licensing requirement but is no longer offered for CE credit. If you would like to receive CE credit along with fulfilling the NAR requirement, you must complete the paid CE version.

CI 104: Investment Analysis for Commercial Investment Real Estate

- CI 101: Financial Analysis for Commercial Investment Real Estate
- Completion of one of the following interest-based negotiations courses:
CI 104 encompasses the entire life cycle of an investment, from refinancing to capital improvements to disposition. Within each case study, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? During the holding period of an investment, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives?
CI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats. Learn how to mitigate those threats through smart planning and negotiations.
After completing this course, you will be able to:
- apply key investor decision-making analyses to optimize investment returns;
- more effectively forecast investment performance by quantifying real estate risk; and
- leverage CCIM analytical tools to improve decision making.
Tech Requirements
This course requires the use of a laptop or desktop computer with full Excel capabilities. Mobile devices, like iPads, tablets, and cellphones, will not run CCIM Institute’s macro-enabled spreadsheets.
PC: Microsoft Office 2000 or higher is necessary to run the CCIM Institute macro-enabled spreadsheets.
Mac: Mac versions of Microsoft Office 2004, 2011, 2016, or 365 are required to run the CCIM Institute macro-enabled spreadsheets.
Browser: CCIM Institute courses are optimized for use with the Google Chrome web browser.
