The 2026 NMREC Core Course reviews key issues affecting real estate practice in New Mexico, beginning with water rights and wells, including surface and groundwater rights, prior appropriation, forfeiture, and the due diligence brokers should consider when handling transactions involving water rights. The course also explores New Mexico solar rights, solar access and easements, disclosure requirements, and important questions brokers should ask when a property has a solar system.

Brokers will learn to recognize and respond to common real estate fraud and scams, including deed and title fraud, wire fraud, crypto scams, lead scams, and AI deepfakes. The course also reviews property, general liability, umbrella, title, flood, and E&O insurance, with real-world claim studies highlighting disclosure obligations, professional liability, and the importance of appropriate coverage.

The course concludes with Hot Topics & Legal Updates, covering FinCEN requirements, independent contractor rules, contract issues, changes to the REALTOR® Code of Ethics, legislation, and other regulatory and legal developments impacting real estate professionals in New Mexico.
