The course will cover (1) what title commitments are and what they include; (2) how to read title commitments and the broker’s role in reading and understanding commitments; (3) different types of legal descriptions; (4) different types of surveys and the their purposes, with particular focus on the ALTA/NSPS survey; (5) how to read surveys in conjunction with a title commitment; (6) use of commercial endorsements to enhance coverage under a policy, including how surveys are used in connection with title insurance. Upon completion of the course the attendee should have a good understanding of the key issues with title commitments, title insurance, and surveys.
