Homewise is a nonprofit community development organization that has been strengthening New Mexico neighborhoods since 1986. Our community development work focuses on acquiring and restoring vacant and underutilized properties and returning them to productive, community-serving use, with a deep commitment to historically disinvested neighborhoods like Barelas, South Broadway, and the International District.Homewise has acquired the historic Magnolia Station in the heart of Barelas, and we're looking for the right tenant partner to write its next chapter. We're looking for a restaurant operator with a genuine vision for the space and a commitment to the community.The ideal tenant is someone who wants to establish a lasting presence, build real community, and become an anchor in Barelas, Albuquerque's oldest neighborhood and one of the most compelling corridors on the rise, just south of downtown on 4th Street SW. This will be a first-generation build-out from a shell space, and Homewise is fully committed to delivering it turn-key. We will provide an architect, a design budget, necessary equipment, and a generous Tenant Improvement allowance, collaborating directly with the tenant to shape the concept and bring the space to life. You bring the vision; we'll help make it real.The Magnolia Station has anchored the corner of 4th Street and Pacific Avenue SW since 1931. Built in the California Mission style, the building is a neighborhood landmark, complete with a community mural that reflects the culture and spirit of Barelas. The space offers ±1,888 SF of interior plus a proposed ±867 SF outdoor patio, zoned MX-L. An adjacent lot is available to incorporate into the tenant's vision or may be developed by Homewise as residential infill, bringing new residents and activity to the block.This is also a rare path to ownership.
