Commercial Real Estate Outlook: 2015.Q3

NAR’s latest Commercial Real Estate Outlook offers overall projections for four major commercial sectors and analyzes quarterly data in the office, industrial, retail and multifamily markets. Historic data for metro areas were provided by REIS, Inc., a source of commercial real estate performance information.
Highlights

  • Macroeconomic conditions continued improving at a moderate pace in the second quarter of this year.
  • Demand for commercial lease space continued advancing in the second quarter of 2015, rebounding from the soft performance of the wintry first quarter.
  • While construction has been ramping up across all property types, the gap between demand and supply continued to add downward pressure on availability.
  • The apartment sector was the only exception, as new supply exceeded demand this year, resulting in a slight increase in vacancies.

Developer Plans 2016 Work Start in Unit 10

Infrastructure work for a 180-acre residential and business site near the Presbyterian Rust Medical Center is expected to begin next year, according to a site representative.

Mike Skolnick, marketing agent with Excalibur Realty & Investments, said the work in Los Diamantes would begin by the third quarter of 2016, with home construction beginning by the third quarter of 2017.

He said Excalibur has found a homebuilder for the area but declined to name the builder.

Infrastructure construction will entail building the area’s water and sewer systems, as well as drainage system. Construction of the community’s park and pond will also begin during the first construction year.

A master plan for Los Diamantes was approved unanimously last week by the Rio Rancho Governing Body. The site is in the city’s Unit 10, south of Southern Boulevard and west of Unser Boulevard. The site will include a 60-acre business park, 450 residential homes, a community park and a pond.

The 180-acre site is owned by AB Southwest, LLC, and is represented by Excalibur Realty & Investments.

Development of Los Diamantes has the expansion of Westside Boulevard in mind, Skolnick said, saying the site will be planned with the boulevard’s future four lanes passing through the location.

Skolnick said he would like to bring 1,500 to 2,000 clean-based economic jobs to the area. Developments such as call centers, medical and technology companies or warehouse distributors would do well in the business park.

“Our goal is to bring economic-based jobs into the business park with the aid of the Sandoval Economic Alliance,” he said. “They are out there trying very hard to bring economic-based jobs to the Rio Rancho, Sandoval County area.”

He said the goal is to have the business park shovel-ready for businesses to relocate to the region.

Jami Grindatto, CEO and president of the Sandoval Economic Alliance, said Los Diamantes will provide more options for the city’s economic growth.

“We are thrilled that developers are continuing to add new commercial options for companies to locate in the Unser gateway area,” he said. “Once complete, Los Diamantes will be a great addition to support relocation of larger companies to Rio Rancho and Sandoval County.”

Skolnick said the business park’s location, near the Unser gateway area, has been overlooked by businesses.

“We feel (with) its proximity to the medical center, to Albuquerque … is a far superior location. We feel that location is a win-win,” he said.
