Oppendahl on Boosting City, Attracting Millennials: 'You Can't Just Do One Thing'

Milliennials were once again the main topic of conversation at an Urban Land Institute-New Mexico meeting this week.

Albuquerque Economic Development Director Gary Oppedahl said Albuquerque is already attractive to the key demographic, and can do even more.

Oppedahl said the notion that Albuquerque is hemorrhaging millennials is a myth.
He said the city and private sector can provide a supportive environment for young entrepreneurs and give them access to economic mobility.

ULI-NM member Bob Feinberg challenged Oppedahl’s assertion that Albuquerque is attracting and keeping its millennials. “[It’s] because we’re not cool. We’ve got plenty of bars and we’ve probably set the Guinness World Record for how many breweries can open in a year,” Feinberg, a senior vice president and principal at Colliers International said. “What do we have to do to draw cool restaurants, cool places, and cool businesses here, that are in Austin or in Silicon Valley or in Denver?”

Oppedahl said the notion that Albuquerque is hemorrhaging millennials is a myth.

“We’ve actually had a gain of 3 percent of millenials over the last 10 years,” Oppedahl said. “It’s doing walkable, bikeable cities with good transit because that’s what millenials want.”

One of the future projects that the city thinks will appeal to millennials is Downtown’s impending Entertainment District, on the northeast corner of First Street and Central Avenue. The project is across the railroad tracks from Innovate ABQ and would include 78 market rate apartments.

Some question whether Downtown can support more market rate living units when some developments have had a hard time filling up.

“We’ve got 600 people who are going to be involved with the Innovate ABQ who are going to need places to live,” said Oppedahl. “It’s a whole symbiotic system. You can’t do just one thing. We’re trying to build it all together.”

Oklahoma Company Proposes to Explore for Oil Near Rio Rancho

One of the nation’s largest oil producers has set its eyes on Sandoval County, with an application for exploratory drilling scheduled to be heard by county officials next month.

The application by Oklahoma City-based SandRidge Energy to drill an exploratory well will presented to the county Planning and Zoning Board on Dec. 10, Sandoval County Public Information Officer Sidney Hill said. The applicant proposes to drill in the Rio Rancho Estates area, west of the city of the Rio Rancho.

According to the application, SandRidge would use two acres for the exploration site within Unit 1 on the far west side of Rio Rancho Estates between King Boulevard and 19th Avenue.

The company proposes to drill to a depth of 10,500 feet. It would require 25 days of drilling and production testing.

Jami Grindatto, president and CEO of the Sandoval Economic Alliance, said the drilling would have a low environmental impact and there are no plans for a refinery. Grindatto said the company has already received a state permit to drill.

“They’re pretty excited about coming to Sandoval County, and I use the words Sandoval County, because it’s not Rio Rancho,” he said. “It could be Rio Rancho in the future but I seriously doubt it. But they’re looking at doing an exploration to see if there is oil.”

Sandoval Economic Alliance has helped SandRidge, an oil and natural gas company, make “sure they have the right contacts, they talk to the right people,” Grindatto said.

“It’s a great company, they’ve been doing this very successfully in other states and communities,” he said. “I’m just very pleased that one of the largest oil producers in the country is looking at Sandoval County.”

Rust Celebrates as Tower Nears Completion

Rio Rancho Mayor Gregg Hull and his family have received medical care from Presbyterian hospitals for years. His kids, he said, don’t know medical care outside of Presbyterian.
When construction for Presbyterian Rust Medical Center’s second tower began last year, he said he had to spread the news.
“I remember when the tower crane first went up, I started taking pictures and sending it off to other mayors around the state, saying ‘Look what we have,’” he said.

Hull was one of six speakers at Presbyterian Rust’s early celebration Tuesday marking the near completion of the complex’s second tower. About 200 people attended the event in a tent outside the new tower, where attendees received a meal and a gift bag with an exercise band and a pedometer.
Tours of the new tower were originally planned but were postponed to allow construction work to continue.
The tower’s first three floors will open to the public on Dec. 2. The new building will house the Ted and Margaret Jorgensen Cancer Center and provide medical, radiology, oncology and infusion services. The cancer center’s infusion services will be available Dec. 15.
The first three floors will house 48 beds, with the entire tower expected to hold 120 beds. The fourth floor is expected to open by the end of March.
Hull said Presbyterian Rust has helped attract businesses and development.
“Rust really jump-started the commercial real estate in this area; we’re starting to see more and more activity,” he said. “Obviously, as mayor of the city, we want to see growth, we want to see development, we want to see jobs added and seeing something like this added to the city, it’s exciting for everybody.”
Marissa Nordstrom, manager of community outreach and special initiatives for Presbyterian, spoke after the main event about the new cancer center, saying the center was built with the future patients in mind.

The cancer center will include a boutique that’s unique from any other Presbyterian location, where patients are offered free wigs, bras and prosthetics. The center’s infusion room will include a view of the ground’s garden and will have small walls to provide space between each patient.
“Especially with cancer, it’s an interesting balance of privacy and community,” Nordstrom said. “People want to support each other and want people supporting them, but then there can also be a need for privacy and quiet, so that was a particular challenge for us. But I think we did a good job in addressing it.”
A family respite room will be next to the infusion room, allowing family members and visitors to take a moment away from the medical environment.
“We really designed a lot of the rooms for all of our supportive-care people, like social workers and psychologists, and for people to have conversations with the patients because a huge part of the care is the psycho-social component, so we designed the facility to have a lot of rooms for conversations with patients and families,” she said.
